Terms & Conditions

1. Booking and Guest Responsibility

All bookings must be made by an adult (18+). By confirming a booking, the guest agrees to all terms listed herein and confirms they have read the villa presentation and understand its location, access conditions, and service setup. Due to the remote setting, guests should be reasonably fit and willing to adapt to a secluded environment.

2. Confirmation and Check-In

Upon confirmation, guests will receive contact details of the local manager who will assist with arrival coordination.

  • Check-in: from 14:00

  • Check-out: by 11:00
    Late check-out may be arranged on request and subject to availability.

 

3. Transport

Villa Kitoko is located several hours from Tulear and accessible by 4x4 only. A standard stay includes:

  • Airport pickup in Tulear

  • Transfer to Villa with driver & car

  • Return transfer after the stay
    Guests opting for self-catering may organize their own transport but should inform us in advance.

A private air transfer option is available (see Exclusive Access section).

 

4. Duration of Stay

Minimum stay: 3 nights
Maximum occupancy: 6 people
The property must be left in a clean and orderly condition. Guests will be held financially responsible for any damage or missing items.

 

5. Packages

For the time being, only one type of stay is available:

  • All-Inclusive: Meals, drinks (limited), transportation, and on-site staff included

 

6. Payment Terms

To confirm a booking:

  • A 30% non-refundable deposit is required

  • The balance must be paid at least 15 days prior to arrival
    For bookings within 15 days, full payment is required upfront.

 

7. Cancellation Policy

  • More than 30 days before arrival: full refund of amounts paid

  • 15–30 days before arrival: 50% refund

  • Less than 15 days: no refund

  • Cancellations must be made by email. A €50 administrative fee applies to all refunds.

 

8. Children

Children of all ages are welcome. Parents must supervise children at all times, especially near the pool and the beach. No baby equipment is provided unless requested in advance.

 

9. Pets

No pets are allowed. Service animals may be permitted with prior written agreement.

 

10. Behaviour and Conduct

We reserve the right to terminate a stay without compensation if guest behaviour endangers staff, property, or the tranquil environment. This includes excessive noise, drug/alcohol abuse, or abusive behaviour.

 

11. Special Requests

Please communicate any special needs or requests at the time of booking. While we will do our best to accommodate, no guarantees are given.

 

12. Visitors

Outside guests are allowed, but overnight visitors not included in the booking are strictly forbidden.

 

13. Liability

The owners of Villa Kitoko accept no responsibility for accidents, loss, or damage to guests' personal belongings. Guests use the property, pool, and beach area at their own risk.

 

14. Force Majeure

In case of events beyond our control (e.g. cyclones, political instability, pandemics), we reserve the right to cancel bookings or modify arrangements. Refunds will be provided at our discretion.

 

15. Legal Jurisdiction

This agreement is governed by the laws of Madagascar. Any disputes will be subject to the jurisdiction of Tulear’s courts.
